While many think of spring and summer as peak seasons for real estate, fall—especially September—can offer distinct advantages for both buyers and sellers. For buyers, there’s often less competition in the market, which means more negotiating power and less likelihood of bidding wars. Sellers, meanwhile, may find that the buyers out shopping in the fall are more serious and motivated, rather than just browsing. Additionally, families who have already settled before the school year began have left the market, giving other buyers more breathing room. The buyers who are looking in the off-season are typically more serious and highly motivated.
